A shell install includes the full exterior structure—walls, roof, siding, doors, and windows—completely built by Kanga. The inside is unfinished, so you or your contractor complete the electrical, plumbing, and finishes.
A turnkey build is move-in ready. It includes interior finishes, bathroom and kitchen fixtures, flooring, water heater, and more—everything except kitchen appliances and utility hookups.
In many rural areas of Texas, no permit is needed—especially for buildings under 200 sq ft, like small studios or offices. However, requirements vary by location, so we always recommend checking with your local authority. Our team can help guide you through the process.
We offer two architectural styles: Modern: Flat roof, clean lines, steel window frames, and a contemporary look. Cottage: Gable roof, traditional charm, and cozy character. Both styles are available in all sizes and can be built as shell installs or turnkey homes.
Pricing depends on the size, style, and whether you're going turnkey or shell.
As a general guide: Shell installs start around $44,000 - Turnkey builds start around $105,000 and Larger turnkey homes can exceed $350,000.
If your site allows, many Kanga cabins can be delivered nearly fully assembled. This reduces onsite construction time significantly. We offer delivery and installation across most of Texas, with additional charges for remote locations.
We offer kits for customers in most U.S. states. However, installed shells and turnkey builds are currently only available in Texas. If you're out of state, we can ship you the materials and recommend working with a local contractor.
Yes, turnkey homes include all rough-in and finish-out work for HVAC, plumbing, and electrical. We also install fixtures like toilets, vanities, water heaters, and lighting. However, you'll need to provide kitchen appliances and arrange final utility hookups.
